Single-family home construction lost momentum nationwide during the opening months of 2026 as elevated borrowing costs, rising material expenses and broader economic uncertainty continued to weigh on residential development activity.
New findings from the National Association of Home Builders show that single-family building permits weakened across all geographic regions during the first quarter, signaling a slowdown in new home construction. The sharpest pullback occurred in densely populated urban markets, where builders faced persistent affordability challenges and softer buyer demand.
Large metropolitan core counties experienced the steepest decline, with single-family permitting activity falling 16.0% from a year earlier. Construction activity in non-rural markets also contracted, posting a 9.2% decline. The data suggests that housing demand continues to shift away from high-cost urban centers toward more affordable communities.
The geographic distribution of new construction further illustrates that trend. Large metro core counties accounted for 14.7% of single-family permits during the quarter, while large suburban counties represented 24.3%. Smaller metro core counties held the largest share at 29.4%, highlighting growing activity outside major city centers.
While the single-family sector faced headwinds, multifamily construction showed greater resilience. Apartment and condominium development expanded in most regions of the country, with only a few areas recording slower activity compared with previous periods.
Among multifamily markets, large metro core counties posted the strongest growth, with construction activity increasing 20.8% during the quarter. Non-rural counties also recorded solid gains of 10.5%, reflecting continued demand for rental housing and higher-density residential projects.
Industry economists noted that affordability pressures remain a central challenge for prospective homebuyers. Although builders have responded with incentives and price adjustments, higher financing costs continue to limit purchasing power and influence development patterns.
The latest figures indicate that shifting demographics, affordability concerns and economic uncertainty are reshaping residential construction trends across the United States.
